How to choose the right builder, first time

When it comes to a new build home or home renovation in Tauranga, the most important thing to get right is the builder.

It’s not a decision to rush. We have clients come to us far too often who have had a bad experience with a builder, and need our help to fix it.  But don’t worry! In this blog, we cover all the things you need to consider to decide which builder is right for you and avoid the ones that aren’t.

Let’s crack into it.

  1. Ask around
    People are always willing to talk about either a really great experience they’ve had or a really bad one. As friends and workmates who live in the region, you’re building in and see if there are any standouts.As part of this is always helpful to look at builder’s reviews on their websites to see what kind of themes come through. You want to pick a builder who is great at the things you’re looking for, to make the process as seamless as possible.  For example, a lot of our client reviews talk about our attention to detail, clear communication, always offering ideas and advice, and professionalism.
  2. Check their experience
    builder taurangaIf you want to know your house will be built to an incredible standard, with every detail exactly how you want, you need to check your builder’s experience. Do they have experience in the kind of build or renovation you’re looking to use them for? Do they have year’s of experience in the industr y or are they just starting out? Have they worked across a range of different builds?If you’re not sure, you can always ask your builder for examples from previous clients builds, or if you can go and see some of their work in person. Photos are great but in person is always better if you want to be absolutely sure of the standard of their workAnother easy way to check this is if they’re licensed builders – if not, it’s best to avoid using them! You can also look to see if they’re a member of CBANZ (Certified Builders of New Zealand). If they are, you will be sure they are trade qualified, have great references and are always up-skilling to keep on top of their trade. And for reference, we’re CBANZ members.
  3. See if they’re well connected
    A large part of any build or renovation is getting the right materials and subcontractors. Having good relationships within the industry such as with plumbers and PlaceMakers can make the build more seamless and more cost-effective.
  4. Ask yourself if you like them
    Building or renovating a home is an exciting journey that can sometimes have bumps along the way. You want to be able to ask your builder questions, toss ideas, and feel comfortable around them.This comes down to their vibe – do they feel trustworthy, do you feel safe to ask silly questions, do they take the time to answer nicely and explain things in the level of detail you need? Can you contact them easily? You want a great big YES to all of those.
  5. Lastly, look for a guarantee
    A guarantee is not only great for peace of mind, but it also means you won’t be out of pocket if somethings not quite right.A lot of builders will have some kind of guarantee or insurance, and it’s worth checking the terms on those when looking at your options.
