EXTENSIONS

Home Extensions and Second-Storey Additions in Tauranga

When a home is in the right place but is simply too small, an extension is often a better answer than moving. Bespoke Construct designs and builds home extensions and second-storey additions in Tauranga that add the bedrooms, living space or master suite you need while keeping the section, the neighbourhood and the school zone you already have. Our extensions are planned to feel like part of the original home, not an add-on.

Ground-Floor Extensions That Feel Original

The best extensions are the ones nobody can spot. We match rooflines, cladding profiles, window proportions and floor levels so the new work reads as part of the original design, or we deliberately contrast it where the architecture calls for that. Either way, the junction between old and new is where the quality of a builder shows, and it is where we spend the most care.

Typical ground-floor extensions add a new living area opening onto the garden, a larger kitchen and dining space, extra bedrooms for a growing family, or a self-contained space for grandparents or older children. We look at the whole floor plan when we design an extension, because adding a room often means improving the flow of the rooms around it.

Structural work, foundations, drainage and services are all planned before we start, so the build runs in the right order and the disruption to your household is kept as short as possible.

Second-Storey Additions for Views and Space

On a smaller Tauranga section, going up is often the only way to add real space. A second-storey addition can create a master suite with harbour or ocean views, a separate zone for teenagers, or an upstairs living room that changes the way the whole house feels. Many homes in Mount Maunganui, Papamoa and along the harbour edge have views that are only available from the upper level.

Adding a storey is structurally demanding. The existing foundations, framing and bracing need to be assessed by an engineer, the ground floor often needs strengthening, and the roof comes off, so weather protection and sequencing matter. We manage all of that, working with your architect and engineer to keep the design intent intact while making sure the house is safe and dry throughout.

Done well, a second storey can transform an ordinary house into the best home on the street.

Master Suites and Extra Bedrooms

A private master suite with ensuite, walk-in wardrobe and its own outlook is one of the most requested extensions we build. We also add bedrooms and second bathrooms for families who have outgrown a three-bedroom home.

Living and Kitchen Extensions

Extending the back of the house to create an open-plan kitchen, dining and living area that opens onto a deck is the classic Tauranga renovation. It works best when the outdoor living space is designed at the same time.

Extending Character Homes

Villas and bungalows can be extended sympathetically, with the new work matching profiles and proportions or sitting behind the original house so the street frontage is untouched. See our villa and bungalow restorations.

Consent, Engineering and Planning

Every extension and every second-storey addition needs building consent from Tauranga City Council, and larger ones may need resource consent where height, site coverage or boundary setbacks are affected. We advise on what applies early, before design work goes too far, and we manage the consent application as part of the project.

Structural engineering, geotechnical advice where the site needs it, and coordination with your architect are all part of what we do. You get one point of contact who is responsible for the whole job.

Why Choose Bespoke Construct for Your Tauranga Extension

Extensions are harder to build well than new homes. The existing house is rarely square, level or built the way the drawings suggest, and the client is usually living in it while the work happens. That takes a builder who plans carefully, communicates constantly and keeps the site tidy and safe. Alex leads every project personally, so decisions are made on site by the person who priced the work.

Clients choose Bespoke Construct for direct communication, honest timelines and clear cost tracking through Buildertrend, and for a standard of finish recognised at the 2025 Registered Master Builders House of the Year Awards with a Regional Gold Award and a place in the national Top 100.

Extensions are a core part of our renovation services. See Harbour View, a 1990s home we transformed for a growing family, or read more about Bespoke Construct.

How an Extension Project Works

We start with a free onsite consultation, looking at the existing house, the section and what you want to add. We talk honestly about what the structure and the site will allow and what it is likely to cost. If you have plans, we review them for buildability. If not, we can connect you with an architect or designer and stay involved through design.

Then we follow our six step process: scope, detailed pricing, consent, programme and construction, with a clear plan for how you will live in the house while the work happens, and a proper handover with warranties and documentation at the end.

Frequently Asked Questions

Is it cheaper to extend or to move?

It depends on the home and what you need, but once you count agent fees, moving costs and the price of a larger house in the same area, a well-planned extension is often the better investment, and you keep the location. We can give you a realistic cost range at the first consultation.

Can my house take a second storey?

Many can, but it needs an engineer's assessment of the foundations, framing and bracing first. Some homes need the ground floor strengthened. We arrange the assessment and tell you what it will take before any design work is committed.

Can we live in the house during an extension?

Usually, yes, for a ground-floor extension. Second-storey additions are more disruptive because the roof comes off, and some clients choose to move out for part of the build. We plan the sequencing around your household and tell you what to expect.

How long does an extension take?

A ground-floor extension typically takes three to five months on site; a second-storey addition four to eight months. Design and consent add time before that. We give you a realistic programme before you commit.

Do you need building consent for an extension in Tauranga?

Yes, all extensions and additions need building consent, and some need resource consent as well. We advise on both and manage the applications as part of the project.
